Mariners' Landing
Client: Bear Garden Inc.
This project began as a master planning effort to allow the
developer to craft a PUD (proposed urban development) for a
31.68
acre waterfront site in Elizabeth City, NC. The developer
wanted to create additional amenities such as a clubhouse,
marina, dock
master building and restaurant for the adjacent
single family development as well as create a gated multi-family community. Not
only is this project on a waterfront site with
direct frontage on the Pasquotank river and a man-made canal;
the site also contains
coastal wetlands, bringing with it the
requirement for a CAMA major permit and regulations that come
with CAMA development within
the flood zone.
VIA took an
innovative approach to meeting the stormwater
management
requirements of this site, by weaving the
development around
interior lakes which compliment the layout
of the residential
buildings to ensure that each building on the
deep
site achieves
a water view. The proposed development
respects the natural
setting, preserving the rural character of
the site while
still
meeting the 150 condominium unit density
required by the
owner's proforma. |
