Developing a beautiful oceanfront resort on the Outer Banks
Barrier Islands is a walk through layers of state and local
regulations, Coastal Area Management (CAMA) Guidelines, and
Flood Emergency Management Act (FEMA) Regulations.
Defining the restrictions of each actually became the moment of
design opportunity. Conformance with all is a must, but not a
limitation.

Our challenge was to maximize the bedroom density
goals for the project pro-forma, capture maximum ocean views
for each unit, develop dimensionally deep unit plans in a manner
that keeps them from having a shot gun effect and ensures
that the overall building mass is architecturally interesting, not
just another “big box egg crate” on the oceanfront. Our
creative approaches accomplish all of these goals and
ultimately translate into innovation.
