Dillion’s Court Condominium will be the first residential LEED®
project in the Hampton Roads area. A LEED® condominium
project will help in the creation of a building brand, helping the
project stand out and differentiate itself in a crowded,
competitive market. Being the first LEED® residential project in
the area will also provide increased publicity and advertising for
both the community and the developer.As a green project, up-
front costs may be higher, however LEED certified projects
have generally brought about quicker sales. A developer with
HGV stated that, “when we build green homes, they sell much
quicker and the rest of the market,” (The Insider’s Guide to
Marketing Green Buildings, p 176). Not only do these projects
sell quicker, but also at higher prices. An independent consumer
research study found that 75% of consumers would pay more
for green projects; 41% of people would pay a 10% cost
premium for energy and water savings and 87% would pay an
increase in the cost premium if they could recover their
investment within five years. (Karen Childress, WCI
Communities, The Insider’s Guide to Marketing Green Buildings,
p 175). LEED offers Dillion’s Court a third party certification of
environmental friendliness. This green project boasts a 30%
water reduction in appliances and fixtures and will reduce the
water used for irrigation by 50%. This innovative project both
conserves and educates.
